Home Loan Eligibility in 2026: Complete Checklist for Indian Borrowers
A home loan is usually the largest loan most people ever take, and lenders scrutinise it accordingly. Here's what actually gets checked, so you can prepare before you apply rather than get surprised mid-process.
1. Age and income stability
Most lenders want borrowers between 21 and 65 years at loan maturity, with at least 2-3 years of stable income — either salaried with a consistent employer history, or self-employed with steady, documented business income. The younger you are at application, the longer the tenure a lender will typically offer, which lowers your EMI.
2. Credit score

3. Down payment (margin money)
Lenders typically finance 75-90% of the property value, depending on the loan amount — meaning you'll need 10-25% as a down payment from your own funds. Larger loan amounts usually require a proportionally bigger down payment.
4. Property documents
The property itself gets scrutinised as much as you do:
- Clear, marketable title with no legal disputes
- Approved building plan from the local municipal authority
- Occupancy/completion certificate for ready properties
- RERA registration for under-construction projects
- No pending dues (property tax, society maintenance)
5. Debt-to-income ratio
Lenders generally want your total EMI obligations (including the new home loan) to stay under 40-50% of your monthly income. If you already have a car loan or personal loan running, it directly reduces how large a home loan you'll qualify for.
6. Documentation checklist
- PAN and Aadhaar
- Last 3 months' salary slips (salaried) or 2-3 years ITR (self-employed)
- Last 6 months' bank statements
- Property documents (sale agreement, title deed, approved plan)
